SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, Shannon L. Cantrell executed a Deed of Trust to Willard L. Mullins, Trustee, which was dated May 3, 2018 and recorded in Book 191, Pages 59-61 of the Register of Deeds Office for Overton County, Tennessee.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and current holder of said Deed of Trust, Lynda W. Patterson, (the “Holder”), appointed the undersigned, Blake A. Mullins, Attorney at Law, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Blake A. Mullins, Attorney at Law, Substitute Trustee, by virtue of the power and authority vested in it, will on Monday, July 5, 2021 at 1:00 P.M., Central Standard Time, at the east door of the Overton County Courthouse in Livingston, Tennessee, proceed to sell at public outcry to the highest bidder, for cash, the following described property situated in Overton County, Tennessee, to wit:
BEGINNING at a P:L: Nail at the back of the sidewalk in the Southern right of way of West Main Street and being the Northeastern comer of the lands herein described and the Northeastern comer of the lands herein described and the Northwestern comer of the Town of Livingston Downtown Revitalization Committee South 9 degrees 16’ 23” East 132.01’ to a ½ ” rebar to a large nail found, thence continuing South 79 degrees 27’ 01” West 4.46’ to the Eastern right of way of McHenry Street, thence with the Eastern right of way of McHenry Street North 10 degrees 47’ 31” West 132.90’ to the Southern right of way of West Main Street North 80 degrees 47’ 28” East 39.24’ to a P.K. Nail and being the point of beginning containing 0.11 acres more or less (4,964.34 SQ. FT.). The lands herein described being Tract 1 and a portion of Tract 2 or the previous and last conveyance, a deed to John M. Roberts et al. as recorded in Warranty Deed Book 289, Page 304, in the Overton County Register of Deeds Office. This description taken from a survey and a plat by David A. All right and equity right of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned well sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
