In this cause, it appearing from the Petition which is sworn to, that the above named RESPONDENT is believed to be non-residents of Overton County and the State of Tennessee and/or is avoiding service of process, so that ordinary process cannot be served upon the above named RESPONDENT.

CHANCERY COURT AUCTION

In obedience to a decree of the Chancery Court at Livingston, Tennessee made at the November 6, 2020 Session in the above styled case, I will on Saturday January 16, 2020, beginning at 10:01 a.m. on the premises, sell to the highest and best bidder the property in said decree described, being a house, garage, out buildings, some personal property situated on 31.19 surveyed acres located at 555 Villa Drive in the Town of Livingston, Tennessee and being Tax Maps 53, Parcel 108.01 and Tax Map 53, Parcel 109.2 in the Tax Assessor of Property’s Office for Overton County, Tennessee and described in Warranty Deed Book No. 169, Page 321 and Warranty Deed Book 208, Page 514 in the Register of Deeds Office for Overton County, Tennessee.

PERSONAL PROPERTY: All personal property, motorized vehicles and farm machinery belonging to the estate that’s on the premises the day of sale.

TERMS OF SALE PERSONAL PROPERTY: Cash and carry the day of sale.

REAL PROPERTY: Real property will be sold in two (2) tracts with re-grouping.

TERMS OF SALE REAL PROPERTY: 20% down the day of sale, balance due upon confirmation by the Chancery Court. BID SHALL BE LEFT OPEN: The Clerk and Master will leave the bidding open for a period of ten (10) days thereafter or until January 26, 2020 at 4 p.m. In the event that, during said time period, an additional bid is submitted to the Clerk & Master in a minimum amount of ten (10%) percent above the maximum bid submitted at the public auction, a second sale shall occur. The highest bid obtained shall be presented to the Court for final confirmation. Said property will be sold “as is, where is” both surface and subsurface, having invited bidders to inspect prior to bidding. Additional terms to be announced the day of sale. Announcements made day of sale take precedence.
